On 21 January 2025 the Government confirmed as part of the Warm Homes Plan that it requires landlords to make their next certificate an EPC grade C under the current EPC survey sytem (RdSAP) by 30 September 2029............or achieve the equivalent of a C under a new scoring system called the Home Energy Model (HEM) by 1 October 2030. No property worth over £100k will need have more than £10k invested in this. Properties worth less than £100k need not invest more than 10% of their value meeting this challenge. And if you already have an EPC C and are nervous of falling shy under the new HEM scoring system there are perfectly allowable ways for some landlords to try to extend the life of their old style EPC C certification right through into the late 2030s.
So it is clear that there is more than one way for most landlords to respond to the 2030 challenge. For many landlords, but far from all landlords, it will mean either: putting in an Air to Water Heat Pump(wet pipe system) or an Air to Airb Heat Pump (no wet pipes) into your rental or holiday let property; or putting in some solar PV instead. Grant aid is on offer for some of this.

Producing a Compliance Plan does not commit you to us or to its delivery. Deliver it in one go, wait and see, or pick it off in order over years? We are happy to advise but you decide. If you want us to oversee delivery please ask.

If we spot any exemptions that may remove or lessen the impact of the tightening EPC regime on your property we will tell you that in the initial free chat.
